Why should you use an agent when you are buying a house? We have come across three reasons people don't want to use their own agent. Each of these have possible issues associated with them and we want to educate you on these possible landmines.
Reason #1 - I Can Just Work With The Listing Agent
While it is totally possible to work with the listing agent, you need to keep the following in mind. The listing agent was the seller's client first. It is less probable the listing agent can truly seek the best interest of both the buyer and the seller at the same time. There will be competing interests throughout the home buying process. When you have your own agent, they look out only for your interests. For us, because we are a team, if we have a buyer and a seller on the same property, we split it up to make sure each party is represented. Get an agent that can look out for your needs and your needs only.
Reason #2 - I Can Do It Myself
You are relying on your own research and your own time. You have a job, do you really need a second job? You don't have the benefit of the skills and history of a professional agent. We know where to look, where not to look. We know the ins and the outs of specific neighborhoods. We can also give you an objective perspective and keep you away from your deal breakers and save you time.
Reason #3 - I Can Get a Better Deal Working Directly with a Builder
Like a working with a listing agent, working directly with the builder costs you nothing. You won't save on the cost of the house because you don't use an agent. They sell the house for the same price, regardless of whether or not they have to pay a buyer's agent commission. Also keep in mind the person at builder works for the builder. The contracts you sign even state that. By working directly with the builder you have no professional looking out for your interests and protecting you.
Remember the seller pays the commission, so using your own agent and having your own representation costs you nothing.
